Pre-approval

3Days to months

House (or condo) hunting

You shop; Megan stays on call. Payment estimates for any listing, condo building checks before you fall in love.

41–3 days

Offer & contract

Megan coordinates with your agent on strategy — and can update your letter to match the offer.

5Week 1–2

Processing & appraisal

The file gets built: appraisal ordered, condo questionnaire out early (city buyers, this is the schedule-saver).

6Week 2–3

Underwriting

An underwriter verifies everything. A few extra document requests here are normal — not a bad sign.

7Week 3–4

Clear to close

The magic words. Final numbers reviewed together — no surprises at the table, ever.

8~1 hr

Closing day

Sign, fund, keys. In Illinois your attorney handles the table; Megan has already triple-checked the numbers.
